My name is Alan Griffin and I provide domestic EPCs, Commercial EPC’s and HIP’s in most parts of Northants area, and HIPs and Commercial EPC’s in the
Cambs, Beds, Leics and Milton Keynes areas.
I am qualified, accredited, insured, CRB checked, and everything else you can think of.
My fees will vary, for example; residential EPC’s where we are based (Corby) are £50 +vat per property (anything up to bog standard 5 bedrooms in size). If you have something larger, or of unusual complexity, we will have
to negotiate, outside this area there is a £5 -£10-£15 surcharge. The EPC will be delivered by email (in PDF format) within 48 hours.
If you need an EPC urgently, I can usually do it within 24 hours.

Commercial EPC’s start at £150.00 +vat depending on the complexity.
The most common question that I am asked is how long is an EPC valid?. A commercial EPC is valid for up to 10 years, unless a newer EPC is produced for the property, in which case only the latter is valid. Residential EPC’s for rented properties is also 10yrs; however, if you decide to sell after 3yrs you will require a new EPC
(I don’t know why either) The next most common question is what’s involved in the site survey and how long does it take. Basically, it is a look at anything that relates to the property’s energy usage (heating, insulation, glazing, etc). Typically, it takes around 40 minutes. I don’t require anything from the property although I need to take pictures other than a glimpse of any loft or cavity wall insulation certificates if they are available; however for commercial properties it will be considerably longer.
