What is a Commercial Energy Performance Certificate?
A Commercial EPC (Energy Performance Certificate) is intended to inform potential buyers or tenants about the energy performance of a building, so that they can factor energy efficiency into their decision whether or not to buy or occupy a particular property.
Legislation states that an EPC is a requirement for the vast majority of commercial premises in the UK that are 50m2 or above (there are exceptions such as places of worship) and must be ordered before properties are placed on the market. Commercial EPCs provide an energy rating based on the performance potential of particular buildings, i.e. the materials and its services such as heating, ventilation and lighting.
The energy rating on an EPC certificate reflects the intrinsic energy performance standard of a commercial property in comparison to a building that is similar in size and construction. For benchmarking purposes, an EPC certificate is accompanied by a comparable energy performance rating with easy-to-understand graphs.
Commercial EPC assessors provide a recommendation report that contains solutions for improving the energy performance of the building, as well as an indication of potential benefits in terms of cost savings. These recommendations are divided into four categories: short-term payback, medium-term payback, long-term payback and other recommendations.

The general procedure is much the same as a residential EPC, but a Commercial EPC is far more intensive. A Commercial Energy Assessor (CEA) is a dedicated and qualified specialist in their field. An assessment site survey could last several days or need a team of assessors on a larger property, requiring full access throughout all areas, access above any false ceiling and access to plant equipment, even onto the roof on some occasions. A CEA will also ask for access to various documents such as maintenance logs, gas certificates, pressure testing certificates, floor plans and elevation drawings. Finally, the software used in analysing the data is far more comprehensive than that involved in the residential sector, as are the final recommendations.
An Energy Performance Certificate is not required for any (off-plan) sales or lettings before the construction of the building has been
completed.
Commercial buildings are categorised according to the complexity of their energy demands:
Level 3 - buildings with boiler systems below 100kW output, simple ventilation, cooling systems below 12kW Level 4 - buildings with linked boiler systems over 100kW, multi-split cooling systems, VRF systems, central air-conditioning plant Level 5 - very complex modern buildings having atria, curved glass, night-time cooling.
Commercial EPC's are required for all buildings being marketed for sale or rental.
